# 2715 – Ohio Amish Country Bed and
Breakfast Inn for sale on 2 acres
Just a mere
two-tenths of a mile from the main route through the heart of Ohio’s
famed Amish country sits this beautiful Bed and Breakfast Inn. Situated on two
beautifully manicured acres, the inn overlooks six miles of countryside
peppered with Amish farms and pastures. Attracting visitors from every state of
the US and a dozen-plus foreign countries, this busy community is one of the
two most popular destinations in all of Ohio. It is located between the
Akron/Cleveland area (pop. above 1.3 mil.) and Ohio’s capitol Columbus
(pop. 712,000), drawing a continuous flow of guests to the Inn.

At first
glimpse, the country-Victorian inn says “Welcome.” The gravel
driveway leads to a two-space check-in parking area near the front entrance,
continuing to the rear of the inn where each guestroom has ample parking space
convenient to the rooms’ private entrances. An inviting 12-ft. screened
gazebo graces the sprawling lawn. Approaching the inn’s front entrance along the flower-lined walkway, guests are in awe of the surroundings and the impressive structure. The large leaded-glass door opens into an open foyer exposing a striking staircase. Attention is immediately drawn to the beautiful cherry-stained woodwork crafted by local Amish finishers. To the immediate left is the custom L-shaped counter where guests register their arrival. The adjacent living room features a stunning fireplace, two vintage camel-back sofas, wall-to-wall carpeting, and an elegant armoire housing a 42” TVwith DVD player. In one corner is a large DVD library, available for guest entertainment. Several windows display a breath-taking view of the grounds rolling softly into the distant horizon. A doorway leads from the living room onto a wrap-around porch lined with wicker rockers where guests enjoy the finest year-round display of evergreens, giant maple trees and colorful foliage.
The Inn was built in 2002 specifically for the purpose of housing guests. It was not a private residence converted into a bed and breakfast. The living room as well as the over-sized guestrooms boast 10-foot ceilings. Guests remark that the openness gives the feeling of a fine hotel.
Before leaving the living room area we step into “Country View,” a standard queen guestroom decorated in primitive country style with tan, red and green colors.Featuring a queen bed, standard bath, and private entrance, this cozy room provides an amazing view of the lush hills and valley directly below the inn.All the guestrooms include two comfortable chairs, individually controlled AC/heating unit, ceiling fan, satellite TV, DVD player, and floors covered with plush green-hued carpet. A central vacuum system allows tremendous convenience for whole-house up-keep.

Walking back through the tiled foyer, we enter the open dining area. Twenty-foot ceilings create a grand spaciousness while the rich hard wood floor adds warmth and richness complimenting the walls covered with agelessly beautiful vine-print paper in plum, green, and cream colors. Two large oak dining tables provide seating for 12. A commercial coffee station is located conveniently below built-in cabinets with beveled glass doors displaying sparkling stemmed glassware and vintage teapots. Lower cabinets include a beverage cooler, icemaker, and several drawers.

Doorways lead from the dining area into two deluxe rooms, each featuring a king bed, luxury bath with whirlpool tub and a walk-in shower, cozy fireplace, and private entrance. “Vintage Charm” is decorated in terra cotta colors with black accents. Fringed cascades of sheer fabric grace the headboard of the pencil-poster bed. “Timeless Romance” has a distinctive French style with a beautifully curved headboard and matching armoire housing a large screen TV. Colors of cream and taupe complete the graceful surroundings of this room.

Ascending the central staircase, we visit two additional deluxe rooms. “Crown Pointe” is referred to as the “handsome” room. Burgundy and gold colors present a royal appeal. Plush bedding, an heirloom-style bed and matching armoire add sophistication. “Cameo Rose” boasts a beautiful dark-wood 4-poster bed and two rose-pattern matching wing back chairs.Roses, roses, roses and shades of pink make this a perfect room for those who love the gentility of the Victorian era. A second-floor balcony spanning the entire length of the house provides great outdoor space for these two guestrooms.
At the end of the second-floor open walkway we enter “Melody Lane,” a standard king guestroom in a quiet corner. This spacious room features a large picture window overlooking the front grounds. Plum carpet is a beautiful accent color for the floral wing back chairs. A pencil-poster bed offers a canopy to decorate in a variety of styles.

Returning to the first floor and walking across the dining room, we enter the large kitchen fitted with a commercial-grade refrigerator, range with conventional/convection oven, dishwasher, microwave, beautiful cabinetry, and loads of counter space. A central peninsula provides additional work space with a window view of the front grounds. Any cook would appreciate the 3-tub dishwashing sink, food-prep sink, and hand-washing sink, providing the perfect space for every task. The peninsula’s three-pendulum light fixture in Tiffany-style grapevine pattern, plus numerous recessed lights more than adequately illuminate all work spaces. Tiled floors make clean-up quick and easy. The pantry is large enough not only to accommodate a second refrigerator, but to store everything necessary for the cooking requirements of a busy innkeeper. A chest freezer is located just steps away.

Exiting the kitchen we enter the two-car attached garage. A single automatic door opener may also be activated from outside by a coded keypad. The large garage, with massive shelves, provides loads of space for tools and storage. Plumbing is already in place for installation of a heating/AC unit if desired. A tall cabinet is located outside for storing rakes, shovels, and other gear for lawn care.

A stairway leads from the garage to the inn’s lower level where the laundry room is located. Two commercial washers, two dryers and a stationary tub very adequately serve washing needs. Nearly nine feet of counter space and cabinetry provide work space and plenty of storage. A large linen closet is located on the first and second floors of the inn for quick service to all guestrooms. The laundry room also contains two closets and access to the utility room. The utility room houses three hot water tanks, electrical breaker boxes, telephone and internet hookups. Located in a separate area, a large-capacity water softener provides luxurious soft water to the entire house.

The lower level is completely finished with tan walls and coordinated tan/multi-color Berber wall-to-wall carpeting. The owners’ quarters feature a“great room” measuring 22’x34’. Because it is so spacious, current innkeepers use part of it as an office and part as their living room. Two bedrooms and a full bath with shower complete the owners’ quarters.

At the walk-out end of the lower level we find the seventh guestroom. “Hillside Suite” features a queen bed and standard bath. It also features a large-screen TV/DVD combo, and a fully-equipped kitchen with dinette which is perfect for guests who wish to stay several days. The suite is decorated in“Old World” style in green and burgundy colors and the same beautiful woodwork found throughout the inn. Another storage room is attached to the suite and could easily be converted into a bedroom. Suite guests enjoy a private patio with wicker rockers for times of relaxing and enjoying the country view.

If the innkeepers wish to live off-premises, the current owners’ quarters could offer an eighth guestroom for additional income. It may also be used for other purposes, such as a theater, spa or exercise area, conference center or craft room. Many B&B guests do quilting or scrap booking. The great room would be ideal for accommodating groups that engage in these hobbies.

This Inn’s newness, beauty, peaceful setting, pristine condition, and income possibilities make this property extremely desirable. Aspiring innkeepers will be fulfilled and proud to offer such wonderful accommodations to scores of guests. If you have a good credit score, financing for this Inn will not be difficult because of the high income it generates.
