Authentic to its 1860’s heritage, this hotel has
a new roof, plumbing, electrical and hot water heating system. Historic
structure houses an 11 room B&B, restaurant, antique mall, 5 apts,
and large workroom w/owner’s quarters. Located downtown and surrounded
with recreational opportunities
Front entry to the hotel building leads to two of the commercial
businesses (a restaurant and an antique shop), while the side entrance
is the main entrance for guests, providing them with ready access to
both reception and the stairway to the second floor B&B area.
The Reception Area is also currently used to house many of the numerous
antiques on the premises.
The Bed & Breakfast portion of Hotel Montcalm's multi-faceted
operation is located in the front half of the building's second floor.
While 11 bedrooms exist on this level in addition to the Owners Quarters,
2 of the bedrooms (each with individual bath) have currently been made
a portion of the OQ Suite, by a moveable partition. Nine (9) other
Guest Rooms surround a second floor lounge area that invites guests to
relax and interact. Both private and shared bath rooms exist, as does
the facility to convert more of the rooms to private bath lodging.
Owners Quarters consist of a living room, bedroom, bathroom
and kitchen in addition to the two other bedrooms and bathrooms that
adjoin them behind the OQ partition. This area is accessible
from the second floor hallway in addition to having a direct access from
an outside second story deck.
One of the many operations to complement the revenue stream
of Hotel Montcalm is the first floor restaurant. Operated both by the
B&B and as a separately leased and run entity, the restaurant is set
up to provide everything from walk-in ice cream sales to counter service
to fine dining in the adjacent dining room. Guests of the B&B
dine here for breakfast. A commercial kitchen exists to support all
activities.
Hotel Montcalm's other large first floor commercial operation
is its Antique Shop and Business. While access to the Antique
Shop is available to patrons from the main street, the operation is so
pervasive to the first floor that the side and rear entrances also bring
one into immediate contact with the many antiques. This operation is
owned by the current Innkeeper, and while the B&B is being sold
fully furnished, the antique inventory is separate and would be a negotiable
item to a sale.
Given it's impressive 14,000+ square footage on two levels,
Hotel Montcalm holds substantial opportunity for more than the aforementioned
B&B, restaurant and antique shop operations. An excellent
example of this is the antique bookstore located on the second floor
adjacent to the Guest Lounge area. Visitors and guests alike may visit
and peruse the multitude of old books located here, purchasing them as
desired.
On the first floor a variety of other rooms exist, some of which
are currently used for the antique business, but which could be rented
out to other small businesses as separate shops to complement the current
operations. A large area in the rear of the first floor could be established
as virtually anything from a Pub to another fine dining area, or even
a new Owners Quarters.
A final (current) revenue stream is provided by the six (6)
apartment units that have been developed within the Hotel Montcalm facility.
Three of these units are directly accessible from the side of the building,
while three larger units are accessible off a back second-level deck. All
of these units are being rented, with the exception of one larger unit,
which is being utilized as Owners Quarters.
With both existing and potential revenue opportunities for this
facility, Hotel Montcalm provides a wealth of potential for the B&B
owner(s) who wishes to expand their offerings, or the entrepreneur who
wishes to have multiple revenue streams, including a B&B!
This Michigan Bed and
Breakfast for Sale is offered with the B&B and Restaurant portions
of the operation fully furnished For $350,000
