Provide guests
with a memorable stay in this historical masterpiece, while also making them well-positioned to experience the many and diverse activities of the area.

Built in the 1870's by a doctor turned banker, this Victorian showcase is also a testament to the ingenuity, loving care and hard work of the current owners and Innkeeper. Carefully and correctly restored 100+ years after its initial construction, and then filled with beautiful antiques, the Inn authentically reflects its history, yet is cozy, comfortable and welcoming.

One of Michigan's first Bed & Breakfast Inns, and only the sixth Inn in the Midwest, this establishment is now in its 25th year of operation and going as strong as ever. Situated on one acre of land on a corner lot, the total package and setting provides the Inn, a carriage house, another building (currently housing The 19th Century Lighting
Company), and space for special events such as weddings and receptions,
in addition to another parcel of land across the street.
Two Bedrooms are located on the third floor, each with a private bath, in addition to a sitting area between the rooms and the access stairs to the roof-level "widow's walk" cupola.

In the main Victorian structure are three upper levels and and a lower level. 7 Guest Rooms are located in the main house, with one on the first level, four on the second and two on the third.
Each room has its own theme and features a private bath, either ensuite
or adjacent. All are filled with beautiful antiques which enhance the period decor and bring a bygone era back to life.

An adjacent Carriage House has also been restored, and provides three more Guest Rooms. These rooms, each of which has a private bath, and one also with a hot tub, are coordinated in a Sherlock Holmes theme. This Sherlock Holmes theme is one of the interests of the current owner, and appropriate to the
Mystery Weekends held at the Inn. Stays at the Carriage House are
also popular with business travelers to the area.

Beautiful parlor rooms and a dining room are also located on the main floor, along with a commercial grade kitchen and the restaurant.
Not only do these rooms serve as common areas for guests, but they also provide the venue for the many activities hosted at the Inn, from the aforementioned Mystery Weekends to the Christmas Weekend featuring Charles Dickens' hosted 9-course English Victorian "Roast Goose & Spirits Dinner".

Once a large side porch, this area is now a 42 seat restaurant playing host to guests and the public alike. Supporting the themed weekends, special events and romantic packages available, both the Inn and the Victoria Restaurant have been written up several times by Midwest Living and Victoria Magazine, satisfied the most discriminating of food critics, and received attention/note from The Malt Advocate and Wine Spectator Magazines.

A bar area and outside deck with tasteful landscaping complement the indoor seating, which has both inside access for registered guests and a separate outside entrance. The entire operation is supported by a commercial kitchen and separate dishwashing area.

With almost 1 1/2 acres of corner land, the Inn has spacious surroundings
that are well landscaped, providing room to hold outdoor functions, ample
area for guests to stroll the grounds, and room for expansion. A fountain
area and gazebo to the side of the Inn, plus a large expanse of open grass,
provide an ideal area for weddings, receptions and similar functions.

While the Inn has become a destination for guests, given its special weekends,
the surrounding area abounds with activities that an owner can take advantage of. Within a 30 mile radius of the Inn, there are 500+ antique dealers,
12 golf courses, 4 rivers for recreation, numerous arts and crafts boutiques
and a 100 acre outlet mall. Slightly further drives will get a guest
to The Kellogg Museum, Michigan's Wine Country or Indiana's Amish Country, to name but several major attractions.
With its location in a quaint, 19th Century river village, the Inn
is situated halfway between Chicago and Detroit, making either metropolitan
area a source of clientele.

Current Owners live off premises, but several alternatives exist for the new Innkeeper, both on and offsite. While local housing is reasonable,
the current set-up provides several options. In the main house owners
could occupy one or more of the rooms, or finish off work that had been started
to situate quarters in the lower level. Use of the Carriage House as
OQ would also make sense, as does improvement to the other on-site building which houses the lighting business.

While the current owner would be willing to rent the building space for at least six months, or until another space could be negotiated, this building could also - with some modification - be the OQ. And, with a lot across the street being the final component of the total package, it provides the opportunity to expand operations, give quests another quiet space for their stay, or facilitate the building of a residence as Owners Quarters.
This long-term, profitable B&B Inn with restaurant is offered fully furnished with antiques, and including the Carriage House, building housing the lighting business (but not the business) and extra lot across the street, at $1.2 million dollars ($1,200,000.00)
This Michigan Bed and Breakfast For Sale is offered starting at $695,000 base price
What you have
read about is all for sale. But for a limited time, you will have the unique
opportunity to “build your Inn and the price”. With the main
Victorian Inn building and the Carriage House containing approximately $500,000
of antiques (primarily furniture), the owner is willing to let a purchaser
select which pieces (s)he desires. That way the purchaser builds upon –
or subtracts from - the basic $695,000 price, determining which if any antiques
are desired and will stay, thereby determining what the sale price will be.
Thus all, none, or any of the antique pieces may be added.
Some
components of the sale are independent of the amount of furniture selected, and
include:
All land associated with the Inn/B&B
operation
Other items necessary to a “turn-key”
operation: appliances, bedding, dishware, glassware, linens, pots & pans
and utensils
And several
components may be excluded from the sale, lowering the price:
Carriage House furnishings
An “out building” that may be
multi-purposed, and its associated land
An additional lot across the street from the main
property
And, for a
sale agreed upon before a brand-new apartment in town is rented, the new owners
will receive 12 months of rent-free living. This will provide the purchaser(s)
with 2500 square feet of living space while familiarizing themselves with their
new operation. It also provides a period of time which will enable the new
owner(s) to determine which – if any – of the following options
will best meet their on-going needs, financials and other considerations:
Continue to live in the apartment
Find another apartment or home in town
Build on the vacant lot across the street from the
Inn
Have the “out building” on the main
corner lot built to owner specifications to serve as future OQ
Re-purpose portions of the Inn or Carriage House
The current
owner will further work with the new owner(s) to build the
“out-building” to new owner specifications at an agreed upon price
as part of the purchase deal.
Build your own price starting at $695,000
